SR was founded under the principle of the Design/Build method of delivery. As an active member of the Design/Build Institute of America (DBIA), SR has a clear understanding of the project goals and aesthetic and functional construction details.
As the Design/Builder, SR assumes the role of a Master Builder with single source responsibility. This effort provides a fast-track, team approach where one company or partnership designs and constructs the facility as opposed to the owner hiring an architecture/engineering firm to first design the facility prior to the start of a competitive bidding process with a variety of contractors.
CMAR offers many of the same benefits as the Design/Build method of delivery by continuing to improve project quality on the basis of the design team and a fast-track project delivery, but with two contracts. The owner contracts with the architect for programming and schematic design services and also contracts with the general contractor for budget control, scheduling, and constructability.
This process allows for flexibility in the implementation of design changes later in the design process reducing impacts to project schedules and delivery. In the role of CMAR, the contractor typically presents a Guaranteed Maximum Price (GMP) and creates constructability reviews, project phasing, material accessibility, and cost estimating throughout the remainder of the design process. CMAR helps to minimize potential change orders, project delays or increased client costs due to early contractor identification of issues during the design phase instead of the construction phase.
SR applies Lean Construction principles which is a management-based approach implemented in project delivery as an improvement technique in the design and building of facilities. As an active member of the Lean Construction Institute, SR has developed the practice of enhancing the project evaluation process with design consultants, subs and suppliers with a goal to ensure an improved value for the client by reducing costs, maintaining schedules, and enhancing quality.
Similar in theory to the Design/Build delivery method where the general contractor assumes the role of a Master Builder with single source responsibility, the design and construction teams join forces for the complete construction project with a common goal to share the same building objectives.
The IPD team collaborates throughout the project duration and is comprised of a lead representative from each entity to include the owner, architect, general contractor, engineer, relevant manufacturers, consultants, and subcontractors. In lieu of focusing independently on a specific part of the process, the IPD team works together as one which results in a better value for the client, faster schedule, reduced project cost and overall better value to the client.
SR’s conceptual estimating services look out for the interests of the owner from the very first budget by assuring that the estimate is complete and reflects all that is required to build the project whether clearly indicated by the current documents or not. It establishes the foundation of the project and the basis for moving forward as more is learned about the project and the owner’s needs and desires. It is a broad approach that will become fine tuned as needs become defined and as systems and all assumptions become clearly defined and become construction documents.
This is where the owner becomes involved in the decision making process to define their needs and wants and to make sure that the drawings and specifications clearly reflect those needs and desires. SR is responsible for the planning and outlining of this process to make sure that all obstacles have been addressed that are relevant to the success of the project. This process will be constantly monitored and evaluated by all parties in this early stage to ensure the success of the outcome of the project. It takes many steps to bring the success to reality and the owner and SR both play a key role in this process. With participation by both the owner and SR, the outcome will become a successful project, enjoyed by both parties during the construction process.
Design: One of the unique characteristics of SR is our in-house advanced planning, scheduling and permit expediting group that, together with our preconstruction group are capable of providing a comprehensive planning approach to complement and support the design team. This unique approach to the project provides the tools needed early on in the development planning to make informed and accurate decisions. We believe that our involvement in the Advanced Planning stage is critical to the overall success of the project.
Preconstruction: Our approach to Preconstruction Services is guided by one simple principle; how can we best assist our Client at project conception in achieving their design, budget and scheduling goals. We believe that the end result of the Preconstruction Process should be to save the Client time and money, as well as identify risks and opportunities. In order to achieve this, SR believes that it is important to first understand what are the goals for the project. We believe that working as a valuable member of the Project Delivery Team, SR can identify and implement a custom tailored Preconstruction approach to this project.
Once identified, these goals can be achieved through a wide variety of preconstruction services including: project site reviews, design assist activities, construction team recommendations, preliminary estimates, value analysis/scope reduction, constructability and material suggestions, scheduling, and final construction cost analysis. Our approach will be to deliver projects on time and on budget that meet the Client’s goals and expectations.
Construction: During the construction phase, the project management team will implement the cost, schedule, and quality decisions reached from the preconstruction and bid management phases, emphasizing the quality and scheduling commitments to the subcontractors. SR achieves project success through our onsite management and control procedures to include the Submittal, RFI, and Shop Drawing process; Material/Equipment Procurement; Site Management-Logistics; Quality Control Plan; Budget Management; Schedule Management; Subcontractor Management; Agency Inspections; Commissioning and Project Close Out and Warranty.
Weekly meetings are held with all project team members to assure constant lines of communication are maintained and monthly project progress reports will be generated and submitted to the Project Team for review to keep each member well informed of the status of the project. In addition, comprehensive site management and safety control processes are enforced by SR to ensure a safe work environment for all construction personnel, owners and guests.
In order to continue providing our clients with unmatched service, SR services all our clients with confidence and speed to insure your project is delivered on schedule. Our Permit Tracking/Expediting helps in this process. SR has built long standing relationships with the local jurisdictions and understands the complexity of the permitting process and what it takes to move projects through all the municipalities in the most efficient manner possible. SR works directly with consultants to keep the process moving quickly and efficiently.
As an industry leader, SR understands the true definition of VA. We will implement our processes to understand the project requirements with a clarity that allows our team to provide options to the owner with the proper balance of costs, aesthetics, and function to get the most out of the budget. Our Value Analysis studies are accomplished by experienced construction professionals within the SR team who will offer various options involving substitutions of materials, quantity reductions, design modifications, constructability alternatives, and possible benefits of emerging technologies which could aid in reducing the budget and simplify construction. Our goal is to present the best solutions to the owner for final decision.
Commissioning: Commissioning is the transition phase from construction to occupancy. It is our opportunity to execute our project close out procedures inclusive of the necessary training, documentation and warranty phase.
During the completion of the construction phase, our team will initiate the project close out and building systems check in accordance with the project requirements. SR will prepare a close-out documents log that includes all O&M manuals, as-built drawings, warranties & guaranties, attic stock materials, and spare parts for turnover to the Client. In-service training will be provided to the Client as required to maintain the newly constructed project. The trade subcontractor final retainer will not be released until all close-out documents have been received and approved by SR and the Design Team.
Licensure: We pride ourselves on proactively scheduling and performing the necessary pre-inspection, testing and quality control procedures early in the final stages of construction that will enable occupancy and licensure inspections in accordance with our pre-determined schedule.
Warranty: SR’s commitment to our Client’s project does not end when the Certificate of Occupancy is issued. We value the relationship we have established and are committed to the building operating successfully for our Client. To that end, SR maintains a Customer Service Team (CST) to help our Client’s with any issues that might arise during the warranty period. The CST meets with the Client and presents them with the “Owner’s Manual” and explains the warranty service call form and process. All calls go to our CST and we evaluate issues, contact trade subcontractors, and manage that process for the Client so that the issue is resolved quickly.
